Epoxy and polyaspartic floor coatings in Temple, with moving cracks detailed as joints and the limits of a bonded film stated up front.

Killeen Epoxy Flooring has been installing epoxy flooring in Temple for more than twenty years, and the first thing we want to establish on any floor here is what the slab is sitting on. That is not a formality on this side of the county. The ground under a Temple slab is among the most reactive residential subgrade anywhere in Central Texas.

We will tell you plainly what a coating can do about that, and it is less than the marketing in this trade normally implies. An epoxy floor is a bonded film a few thousandths of an inch thick. It goes where the concrete goes.

What it does deliver is a sealed, cleanable, chemically resistant and abrasion-resistant surface over the slab you actually have, installed to a named product, a named system build and a named finished mil thickness so the quote can be checked against the floor. Everything below follows from being straight about that difference.

The most reactive ground on this side of the county

Seventeen percent, held all the way down

The USDA soil survey on the prairie side of Temple maps a Houston Black-Urban land complex on 1 to 5 percent slopes, with Houston Black at 70 percent of the map unit. It is a fine, smectitic, thermic Udic Haplustert, which is to say a true Vertisol, the soil order defined by shrinking and swelling.

The figures on it are severe. Fifty-five percent clay, a plasticity index of 47 in the surface horizon rising to 55 below it, and linear extensibility of 17 percent held continuously from the surface down to 203 centimeters.

What a number that size means underfoot

Linear extensibility is the percentage a soil column changes in length between its wet and dry states. At 17 percent, held through the full depth the survey records, the ground beneath a slab is not a fixed datum. It is a material with a seasonal stroke.

Smectitic clay mineralogy is what drives it. The clay platelets take water in between their layers and give it back again, and the volume change is the direct consequence of that rather than a side effect of drainage or compaction.

Why we look at the ground before quoting the floor

So an estimate here opens with the slab’s history and what is underneath it rather than with a color chart. A vinyl flake broadcast and a quartz aggregate broadcast cost different money, and neither of them alters what the subgrade is doing.

None of this makes a good coating pointless. It changes which details are structural to the job, meaning where the joints run, how the cracks are handled and what the warranty actually says, and those are decisions better made with you at the quote than explained to you in a year.

What a bonded film can and cannot promise over it

A few thousandths of an inch, bonded across its whole area

A 100 percent solids epoxy build finishes at a mil thickness measured in thousandths of an inch. It is thin, it is high-modulus, and it is bonded to the concrete across every square inch of itself, which leaves it no independent shape and no slack.

A film in that condition follows the slab exactly. If the concrete opens a crack underneath it, the film is carried down into the crack. It does not span the gap, and it was never a structural component of the floor.

The claim we will not make

Some coating copy in this market says a floor moves with your concrete, or protects against foundation movement. Neither is true of any epoxy, polyaspartic or urethane cement system sold for a garage, and we will not put it in a proposal in order to win one.

Instead, substrate movement is named first in the warranty exclusions, and those exclusions are read out before the job is sold. The limits of the product are something you hear from us at the start rather than discover afterward.

Texas licenses no flooring contractor, so a license number is not something anyone in this trade can honestly show you. What we show instead is our City of Killeen general construction registration, our general liability cover, our workers’ compensation and our Texas sales and use tax permit.

What the coating genuinely delivers

The honest list is still a good one. A properly prepared and correctly built epoxy floor gives you a sealed, non-absorbent surface, chemical resistance against what actually gets spilled in a garage or a shop, abrasion resistance under traffic, and a floor that cleans rather than stains.

On a slab that is already cracked it also gives you a surface that stops shedding dust and stops soaking up whatever lands on it. That is worth buying on its own terms. It simply is not the same thing as a repair to the ground.

Moving cracks detailed as joints rather than repairs

Reading a crack before filling it

A crack in a slab here is either dormant or still working, and the treatment differs for each. We look at the width, the condition of the edges, whether the two sides sit level with one another, and where the crack falls relative to the slab’s original control joints.

Over ground with a stroke this large the working assumption is that a crack is still moving until something specific says it is not. Filling an active crack rigid and coating straight over it produces a floor that looks perfect for exactly one season.

Routed, filled and carried through the finish

A working crack is chased out to a clean profile, filled with a semi-rigid polyurea joint filler, and then honored through the coating as a joint instead of buried beneath it. The filler supports the crack edges against traffic while still letting the two sides move.

That is a deliberate visual decision as much as a technical one. The joint stays visible in the finished floor, because a joint that has been hidden is a joint that reappears on the slab’s schedule rather than on yours.

A maintenance item, said out loud

Joints detailed that way are maintenance and not a one-time repair. Over years of seasonal cycling a filler can pull away, and refilling it is a small scheduled job, the kind that costs very little when it was expected and a great deal of goodwill when it was never mentioned.

So it goes into the scope in writing. You are told before the job that a crack over moving ground can telegraph again, and the proposal describes the treatment rather than implying the crack has been removed.

Slabs poured before under-slab vapor retarders were standard

More than a third of this city predates 1980

Temple holds roughly 37,300 housing units, and 35.6 percent of them were built before 1980, with 7.0 percent predating 1950 in a town that has existed since it was laid out as a railroad construction camp in 1880. That is the deepest layer of old residential concrete anywhere in this metro.

Under-slab vapor retarders were not standard practice on older Texas residential pours. A slab sitting directly on a clay that takes up and releases water with the season carries a vapor drive through it that never switches off, whatever the surface happens to look like.

The other side of that split matters just as much. Post-tension slabs became common in Texas after about 1980, which places most of the newer stock in the post-tension era, and on those slabs nothing is cored, cut or anchored until the tendons have been located.

The most common way an epoxy floor fails

Moisture vapor emission through the slab is the most common cause of epoxy adhesion failure on residential concrete. It does not present as wear. It presents as blisters, or as a film that releases in sheets off a slab that looks perfectly sound.

The failure is also indifferent to how good the coating was. A premium system on an untested older slab in this city is simply a more expensive version of the same outcome.

Testing as a priced line, not an afterthought

So on an older slab here, moisture testing goes into the scope as a line item. Calcium chloride testing to ASTM F1869 returns a vapor emission rate at the surface, in-situ relative humidity probes to ASTM F2170 read what the slab is carrying internally, and ASTM F710 frames how the concrete is assessed against those results.

A plastic sheet test to ASTM D4263 is a screen we may run on the day, but it is not the number. Where the readings call for a moisture-mitigation primer under the build, that is quoted up front rather than sold as a rescue after a floor has already lifted.

City permitting runs through Building Permits and Inspections and an online portal, with the city publishing the 2015 International Codes alongside the 2023 National Electrical Code. A floor coating is not itself a permitted alteration, but structural repair to a slab is, and an inspection request lodged after four in the afternoon lands on the second business day.
